Only 3 units Benoni Gardens Tower B left

PAPAR: Demand for the just-completed Benoni Gardens Tower B, consisting 115 units and four penthouses, was such that there is now left only three units.This is probably due to its strategic location and bright future on property value and high rental income.

WSG Group Managing Director Datuk Susan Wong Siew Guen said majority of the house buyers which originated from the State Capital, Keningau, Beaufort, and Sipitang, took advantage of its location near the Pan Borneo Highway.

Many are pleased that the road access to the Pan Borneo Highway facilitates their journey either to go to work or going back to their hometowns.

“The Tower B units priced around RM300,000 are affordable. I strongly believe they bought the units because of its location along the Pan Borneo Highway which is the most important factor which comes with its appreciation in value.

“Second factor is our layout of the area that is big enough to become a new township and the comfort of a short walking distance for the house owners to go to Benoni Commercial Centre (BCC) to buy groceries or eating out, among others. “We have a 100-acre land in Benoni whereby 40 acres are in BCC which is already a happening place for people to hang out and do businesses while the remaining area includes the Parklane City and Parklane Villa, McDonald and the 10-star cinema, among others, will be booming up once all are completed end of Dec this year and next year,” she said, when handing over keys to 11 homeowners in a second round ceremony at the Tower B here, recently.

Benoni Gardens Tower B obtained its occupancy certificate (OC) early October.

Another factor, she said she noticed that the units are quickly almost sold out when the house buyers saw the rental in the area is higher and return of investment (ROI) is also assured due to its strategic location.

For Flonica Jilon, 28, who works in a property management company said she and her husband Jerome Johnslee, 34, bought the unit as their first house to live in due to its potential and the highway.

As for Inspector Cassidy Tiken, who hails from Bintulu, Sarawak, and works in the police here, he was also attracted to the strategic location.

The highway also shortens his journey from here to Miri from six hours previously to four now.

A teacher in SMK Takis Dayang Norlinah Bt Sulaiman from Kg Bambangan, here said she and her husband who is also a teacher in SMK Benoni, purchased the unit due to its strategic location and close to their schools which saves a lot on daily fuel cost.

Another reason is they do not have to go to the township or the State Capital groceries and eating out. Two sisters, Chrisye Claudius and Veronica Claudius who have a family house in Kg Padawan, here bought the unit with two rooms as their investment to turn it into a homestay.

Both work in Kota Kinabalu and shared the cost of the unit. Susan said the Management Corporation would make sure the house owners get their electricity meter and power supply such as assisting in the procedures like providing copies of the agreement so that they can fill up the forms and pay for the deposit to the Sabah Electricity Sdn Bhd (SESB) Papar and get the meter installed immediately.

As for water supply, they would get the supply immediately when they signed the forms and received the house keys.

Opposite the BCC are the upcoming Parklane City and Parklane Villa which are under construction.
