Avant Homes secured planning approval for the site, on Chesterfield Road, southeast of Holmewood town centre, from North Derbyshire District Council in December 2021.
Initial groundworks started in January with show homes expected to be ready by May.
Named Alma Place, the development will range from one-bedroom apartments to five-bedroom detached houses, with 10 flats designated for affordable housing.
