An indoor-outdoor building in Brooklyn launches sales

Brooklyn-based developer Tankhouse has launched sales at 450 Warren in Gowanus, designed by Florian Idenburg of visionary architecture firm SO-IL as a novel mix of indoor-outdoor living in the hip outer-borough neighborhood.

Residents enjoy a sense of openness throughout, starting with the glass-enclosed lobby and 40-foot trees that rise through the center of the building.

In lieu of traditional hallways, the structure offers covered outdoor paths with wire-mesh walls to allow in light and air while still providing protection from the elements. Residents enter their homes through private outdoor foyers, and all homes have at least three exposures.

Outside, a shared courtyard developed in partnership with the Gowanus Canal Conservancy will be informed by species native to the area.

“With residences and common spaces filled with light from every angle, including from above and below, the barrier between indoor and outdoor living is blurred in an architecturally significant way,” said Idenburg in a statement.

Behzad Amiri of the Corcoran Group is handling sales, which range from $1.675 million for a two-bedroom to $3.35 million for a three-bedroom penthouse.

Contracts are being inked at One United Nations Park

The Soloviev Group has commenced closings at One United Nations Park, the 43-story residential tower at 695 First Avenue designed by Richard Meier & Partners.

With more than $60 million in contracts signed in 2021, according to Corcoran Sunshine Marketing Group, who is handling sales, the 148-unit condominium building is one of Manhattan’s top-selling new developments this year.

Meier’s firm also designed the interiors and, to juxtapose the tower’s black glass façade, they were kept intentionally light, with white oak flooring and floor-to-ceiling windows. Don’t want all that sunshine? A built-in Crestron “smart home” system regulates motorized solar and blackout window shades, as well as light and temperature controls.

The 28th and 29th floor are home to duplexes with outdoor terraces, and select units feature double-height great rooms and private elevators.

Amenities include a 70-foot indoor lap pool, a billiards room, a catering kitchen and private dining room, a screening room, and on-site parking.

One- to four-bedroom residences start at $1.315 million, with a sprawling four-bedroom duplex penthouse listed for $8 million.

Midwood Development and EJS Group have unveiled two of the five penthouses crowning 150 East 78th Street, an exclusive 22-unit condominium on Manhattan’s Upper East Side designed by Robert A.M. Stern Architects (RAMSA) with interiors by AD100 Hall of Fame designer Robert Couturier.

Both residences offer oversized arched windows in the master bedrooms, as well as inswing casement windows, custom fireplaces, oak flooring, and a kitchen collaboration by Couturier and custom-cabinet designer Christopher Peacock. Spacious terraces offer both plenty of room for entertaining and breathtaking views of the city.

RAMSA partner Dan Lobitz told AD in December that, while his firm did the exteriors, Couturier, known for the Las Ventanas resort in Mexico, “fine-tuned the apartment layouts and also devised all the finishes, the furnishings, and everything for the amenity spaces.”

“Robert had not done a multifamily building like that, but he and his team were kindred spirits,” Lobitz added, “and have the same kind of worldview that we do and the same idea of what might be appropriate in a prime Upper East Side neighborhood.”

A Gatsby-esque fantasy home in Long Island

The Great Gatsby is fiction, but you can really live out your glamorous Jazz Age fantasies in an 18-bedroom, 32-bath castle in the King’s Point section of Great Neck that recently hit the market for $55 million.

Built in 1928, the Three Bridges is one of the last generational homes on Long Island’s legendary Gold Coast, with stunning views of the Long Island Sound and New York City skyline.

Spread across more than eight acres, the compound features three separate estate homes, a 100-foot-plus waterfront pool and hot tub, a deep-water dock, a tennis court, a movie theater, multiple gardens and spas, and even a bowling alley and casino.

Inside, ornate marble designs cover nearly every square inch, from the floor to the cathedral-like ceiling.

The home was originally listed for $15.85 million in 2013, then re-listed for $100 million in 2015 after a major renovation. It was put up again in 2017 for $85 million. 

The sale is being handled by Irene Sarraf, Jason Friedman, and Sarah “Rudi” Friedman of Daniel Gale Sotheby’s International Realty.

Leonardo DiCaprio is selling one of his Los Angeles homes

Leonardo DiCaprio has put a “for sale” sign on the five-bedroom Los Feliz Oaks home he bought from musician Moby in 2018.

The Wolf of Wall Street star is asking $5.75 million for the 95-year-old residence, which he picked up for $4.91 million, reportedly on behalf of a family member.

Moby dramatically renovated the gated two-story English Traditional home, which offers groin-vault ceilings, custom millwork, and three elaborate fireplaces, adding a yoga loft space, a gym with whitewashed brick, and a secret entrance that leads to a guest suite with its own steam room.

Through the rear, an outdoor entertaining area steps down to a swimming pool and spa, with the whole property nestled in a small forest of evergreen trees.
