Local agents not always best, says high-end London firm

Sotheby’s International Realty says two recent sales it achieved 115 miles away from its closest office prove that local agents are not always best placed to seal a deal.

Sotheby’s London office is based in Belgravia but it recently handled the sales of two properties at separate times in Bath, some 115 miles west.

One was Theela House, a six-bedroom house in Bath’s Lansdown district; it had not been on the market for 50 years and sold close to its £3.5m guide price.

A few weeks later the same agency was instructed on a £3.25m Georgian townhouse situated between Bath’s Royal Crescent and The Circus. Using an independent advisor based in Bath, the property sold after two viewings. 

“The key messaging is that we handled this from London with a true local independent advisor, rather than a local agent in Bath. It demonstrates that local presence is not always what is required at certain price points” says Guy Bradshaw, director and head of residential at Sotheby’s.
