Developers recently broke ground on a 336-unit apartment building at Ferguson Farm in the west end of Bozeman.
Icon Apartment Homes will be on Fallon Street between Cottonwood Road and Resort Drive. With plenty of jobs and the university’s presence, developers behind the project at BlackRidge Companies saw an opportunity to “set a new class-standard in Bozeman,” said Casey Maddox, area president for RAM Partners, which will manage the property.
“They saw a very strong real estate market there, and they saw a lack of apartment complexes with luxury interiors, amenity-rich exteriors,” he said.
At two to three stories tall, the building will have 229,170 square feet of rentable apartment space, and plenty of amenities indeed. Those include a fitness center, business center, coffee bar, library, game room and zero entry pool. There will also be a large spa, including fountains, a cabana area with grills and a large pizza oven, fire pit and hammocks.
The property will include a pet park and pet spa as well, which includes a pet bathing and drying station. In designing the space, Maddox said it was also important to developers that it be pet-friendly. About half of RAM’s tenants across the U.S. have pets in their homes, he said.
“And people are more and more inclined to move to those spaces where there are better amenities,” he said. “They want something that’s comfortable for not only them but their pets.”
The outside of the building will consist of a wood-frame and fiber cement siding for finishes. The inside will include a mixture of one-, two- and three-bedroom units, with certain apartments having attached garages. They will range from 762 to {span}{span}1,343 square feet and will feature stainless steel appliances, quartz countertops, hardwood floors, walk-in closets and glass-encased tile showers.{/span}{/span}
{span}{span}Considering how many people keep second homes in Bozeman, Maddox said the apartments are meant to be low-maintenance. That demographic, along with the university and job base, has made Bozeman a good location for the project, he said.{/span}{/span}
“It has created a perfect mix for what we’re looking for when we’re looking to develop a Class A apartment deal,” he said.
{span}{span}Icon Apartment Homes should be open in April or May 2020, Maddox said. Developers are still working out rental prices, but he said they will be market rate and posted on iconfergusonfarm.com within a month or so.{/span}{/span}
