DEVELOPER THROWS IN TOWEL ON AVONLEA PROJECT, REPORTEDLY STARTING OVER

Wow! Crushing news about the long planned, but never launched $60 million Avonlea lifestyle center in southern Loudoun County. After lots of signs things were finally starting to move, today we learn the whole deal has fallen apart.

Here is the letter the developer — Peterson Companies — sent to Loudoun County Supervisor Matt Letourneau:

The Washington Business Journal first broke the news in a report published this morning.

According to the Peterson letter and the WBJ, the project will not move forward as currently envisioned because Peterson was never able to get enough tenants to sign on. The only announced tenant was Cinepolis, a luxury theater chain. That is deal is reportedly now canceled.

Earlier this year, The Burn reported that there were signs of movement. LF Jennings, a major commercial contractor in the area, had started taking bids for work to be done on the first two buildings at Avonlea. Meanwhile, Peterson brought on HR Retail to handle the leasing out of space and the company confirmed they were in negotiations with popular DC restaurant Succotash to open in Avonlea. That deal is reportedly now off too.

The company also put out leasing materials showing that they were close to deals with at least five new restaurants, but today’s news now throws into question just how close they really were.

Peterson Companies is reportedly going to take a step back and re-envision the entire project before moving forward with something new.

    Wow, certainly not a total shock, but still surprising with all signs indicating things were moving forward quickly. Too bad for the residents in that area that were looking forward to more local movie theater and a variety of restaurants. That is such a rapidly growing area still along Route 50 without much shopping and restaurant options compared to other areas of the County. You see the relative success of the Village at Leesburg and One Loudoun and have to imagine something like that can work off of Rt 50 (being a very major road) vs the struggles Brambleton Town Center has had in its time due its strange location off of major routes.

    Its probably going to end up as data centers like every other piece of open land near the airport.

    Its curious that so many projects in that area seem to be in trouble. The Silver Line is supposed to be completed next year but it appears that most of the mixed use developments approved near the stations haven’t even broken ground yet. The International City development was scrapped (now Data Centers) and Kincora is years behind schedule.

    I agree with Rob, how the data centers are being built. Just go up Waxpool road and to the left and right is data centers. Continue up and even Sycolin road is getting data centers once you go down the huge hill. Data center behind the sheetz off 50 and that would be a prime spot for more sadly. That area is going to get a either aldi or lidi behind the cubesmart . Having a movie theater out that way would be a huge as people would not have to go to either Brambleton, Starplex or Centerville. Could a movie theater survive by itself, I think so as that would have all the people in South Riding/Stone Ridge going there.

    Isn’t anyone sad at the loss of trees, open spaces, and wildlife? Why move out to the country if you’re not into country living? If you want convenience stay in the city!
