UK homebuyers look for a number of features in houses before making an offer. 

Central heating and double glazing are high on their list of demands, but there are also some important bathroom features which property owners should consider - if they don’t already have them - when selling their home. 

A survey of ‘must have’ property features commissioned by Gocompare.com Mortgages revealed  what every home seller should have bathroom-wise if they want their home to sell quick. 

Despite often being the smallest rooms in the house, bathrooms feature highly on the list of home essentials.

Bathrooms also received a lot of attention in the survey, with buyers looking for homes with multiple facilities.

According to the survey, house-hunters are attracted to homes with a bath tub (57 per cent), a separate shower cubicle (47 per cent) or an en-suite bathroom (34 per cent).

The findings revealed the top 19 things that will sell your home.

Warmth and energy efficiency are key considerationbs for house-hunters - perhaps thanks to the British climate and energy prices. Homebuyers also rank a good, reliable broadband connection and mobile phone signal over highly-rated local schools and properties with period features - which both failed to make the top 19.

Go Compare’s top 19 property ‘must-have’ features are: 

1. Central heating - 79 per cent 

2. Double glazing - 74 per cent 

3. A garden - 71 per cent 

4. Secure doors and windows - 70 per cent 

5. Off road parking - 58 per cent 

6. A bath tub - 57 per cent 

7. Local shops and amenities - 55 per cent 

8. Friendly neighbours - 54 per cent 

9. A good reliable broadband connection strong enough to stream films and TV - 53 per cent

10. A good energy efficiency rating - 50 per cent 

11. A land line telephone - 50 per cent 

12. A good TV signal - 49 per cent 

13. A separate shower cubicle - 47 per cent 

14. Cavity wall insulation - 47 per cent

15. At least two toilets - 45 per cent 

16. A dining room - 44 per cent

Selling your home: Having a garden is also important

Commenting on the research, Gocompare.com’s mortgages spokesperson, Matt Sanders, said: “From our research it’s clear that today’s potential homebuyers are putting practical concerns ahead of aesthetics. They are looking for warm, cosy properties, which are energy efficient and well connected to modern amenities rather than ones that are full of character. 

“For many buyers, the on-going costs of running a home - paying the mortgage, utility bills and council tax - are a real concern. It’s perhaps unsurprising then that well-insulated homes and efficient central heating systems are key priorities. 

“Bathrooms also received a lot of attention in the survey, with buyers looking for homes with multiple facilities. But plumbing problems can be costly to fix and poor water pressure can be a sign of potential problem, so when viewing potential properties buyers should test the plumbing by flushing toilets, running taps and checking under sinks and around toilets for any leaks. 

“The survey also highlights the important role technology and in-home entertainment plays in our day-to-day lives, from streaming live TV and films to our reliance on mobile phones. For many people, access to both a strong internet connection and a reliable mobile phone service have become modern home essentials.”
